Buying A Holiday Home

Many people who are looking to buy a holiday home are also thinking of renting the property out when they are not using it, and may even plan to settle down in it at a later date. This makes the considerations when buying a holiday home more complex, depending on what the main priority is.

Price
Price remains an important consideration, particularly as from day one this is in effect a second home. As with buying any property you need to do some research to ensure you know what is available in a particular area for the money you wish to spend. How much you ultimately spend will depend in part on what your long term plans are for the property. It’s important not to go for something too small if you might eventually want to live full time in it, and a little more investment here up-front could pay dividends long-temr if it avoids you having to make a more later to somewhere larger or more appropriate.

Quality
Quality of furniture and fitments is still important, even if the property is not going to be used for long periods. You want to enjoy your holidays staying somewhere that has the same comforts you are used to, and it is always a good investment should you ultimately want to sell the property on.

Whether to purchase a new property
Off-plan may be less appealing for a holiday home as, although you may get a good deal, you will have to wait some time before completion, and often with holiday homes people want their dream more quickly. You also have the same disadvantages as discussed in my previous buy-to-let article, in that off-plan properties are often in areas with a less complete infrastructure so, whilst they may be a good long-term investment, they don’t necessarily make for a great holiday in the short-term. Re-sale is therefore a better option, unless you are buying in a new development that is in an established community, such as here in Almerimar.

Location, Views and Utilities
As a holiday home is used for vacation purposes the location is normally very important, but it does still depend on personal preferences and any long-term plans you may have for the property will of course impact on this. for example an ideal location for a holiday home (and maybe one you want to rent out) may not be where you would ultimately want to live. In addition whilst golfers will be looking for a property near a golf course, people who want to use the property to relax, have fun and enjoy the sun will focus more on being close to the beach, restaurants and bars. The view from your holiday home will of course depend on the location you chose but also on how much you are willing to pay for it. A good view is normally highly valued and will be an important factor in how easy it will be to sell on the property later, should you wish to. The utilities available are also very important and, and although you are only planning to use the property for vacations, you still want good services, such as shops, restaurants etc. within a short distance from your property.
