This is my final article in the series looking at the relative advantages and disadvantages of buying off-plan and resale property. Today I am looking at the disadvantages of going for resale:

Finding the Right Property
As every second hand property is different it normally takes a long time and many visits to different agents and properties to find the right one.

No Guarantee
There are no guarantees on second hand properties, which means if there are faults or problems with the property, which were not apparent at the time of purchase, you will have the responsibility and cost of fixing them.

Agent Fees
Second hand properties are normally sold through estate agents. Although many agents provide a very good service their involvement will, in general, increase the price of the property as their commission is normally added to the net price the seller wants to get to an agreed sale price. Of course officially it is the seller that pays the agent’s fees, but in reality they are already ‘factored’ in.

Price
The prices on second hand properties are set directly by the private seller and there can be big variations in price between properties, even of the same size and standard.

Second Hand Property
This is an obvious one, but balances the advantage of buying off-plan. A resale property does not have the benefit of being completely new and un-lived in.
