Investment Factor
If you purchase early in the construction phase or even before construction has started, the investment value of off-plan properties is likely to be very good, as initial prices tend to be set below perceived market value to attract the investment needed to help the developer finance construction.
Early Purchase Choice
If you purchase at such an early stage you get the best possible choice of properties i.e. with the best views, penthouse, corner etc.
Appealing Seller
When you buy a property off-plan or under construction you buy directly from the developer or promoter and pay only the price set by them. If an agent is involved in the sale, you do not personally have to finance any of their fees.
Guarantee
New buildings include a 10-year guarantee for main failures in the structure, roof, etc.
Appeal Of Being New
You are the first to live in the property, everything is brand new, nothing needs replacing, and you have a blank canvas to personalise as you wish, without having to worry about changing things from a previous owner.
More Standard Pricing
Because the prices for new properties are set by the developers, who generally are more knowledgeble than private sellers re. current market values, you tend not to find major variations in the prices for similar off-plan properties of the same standard. Any differences in price will be for other reasons such as the standard/quality of the development, the location, views etc.
Finally for anyone getting tempted, the availability of off-plan property across Spain, including Almerimar property, is good, and predictions seem to be that, as long as you chose wisely and for the longer term, it remains a good investment.
